Lease To Yourself
SMSF loans are not available for owner-occupied property. This means that you cannot purchase properties through your SMSF and lease it back to yourself, however you may be able to lease it back to your business, providing you pay market rent.
Additionally, some lenders may require you to keep a percentage of the loan value in your SMSF account as cash, known as SMSF liquidity, and you must still be able to pay the property deposit and fees of around 20-30%.
